i have a really bad credit rating so does my husband will we get a mortgage?

The only way you might be little more lenient if you will find out is to apply talk to lender in your area and explain the only way you have large enough down payment they just might.

Been there before after a divorce with small children, no job no state aid, but I had an income, ask about a ‘mercy letter’ you can talk your way out of bad credit reports and still get financing as long as you have proof of income that will afford the house. Check with a repo company first, they may be able to help you incase the house you want doesnt work. As to the house you have an eye on, the house payment must be around 25% of your income, 50% is allowed for housing IF you have no other bills. All in all, go thru a company that is selling houses that are way less than your ideal house, tell them you seen this house and can not reach the agent, this person will bend over backwards to get this deal and the money away from the other agent, this person will get you some financing if it is even 10% possiable. Remember this outsider is looking at easy money because they did not do the work involved in listing the house and want the easy money. The listing agent will sit back until someone with open and shut credit walks in because it is easier. You get the idea…
Some banks have alternative lending services/departments. I believe this is just what these services handle. Bad credit/no credit. I would ask your bank about this or others in your area.
